In 2020-2021, during the coronavirus pandemic, the cost of suburban real estate grew amid high buying activity. According to Property One analytics, during this time, prices on average increased one and a half times.
But the economic turmoil of 2022 broke this trend, and private real estate began to become cheaper. Thus, according to statistics, the construction of aerated concrete country houses in the region fell by 10.5%, and frame houses by 13.5%.
Attractive conditions
The rise in prices is now constrained by several factors. Firstly, this is a drop in demand against the backdrop of general uncertainty. Many people have postponed the purchase of real estate until better times.
Secondly, the construction of a house, as a rule, takes several months, which means that the construction company understands the scope of work in advance and reserves the necessary resources and building materials. This allows you to accurately distribute the time spent and the finances invested. Despite the dynamics of prices for materials this year, contractors still have their stocks purchased at reduced prices in May.
At the same time, the preferential mortgage program launched in 2020 continues to operate in the region, under which you can buy, among other things, a country house. Its limits vary depending on the region.
If desired, the loan amount can be increased through an additional loan on market terms. The program will run at least until the end of this year.
In addition, living in your own home has advantages that make it cheaper than living in the city. This, for example, is a free parking space, a private plot with the opportunity to run a household and do business.
It is not surprising that the target audience of suburban construction is getting younger today.
However, younger customers are also showing interest in private homes. The share of buyers under the age of 35 accounts for more than 40% of transactions.
I think the main reason for this is to increase the affordability of suburban housing. Today, the target audience is not only high-ranking officials and successful businessmen.
Thanks to subsidized mortgages, buyers no longer need to earn an extra profit besides the salary to afford at least a small cottage. In general, up to 90% of all transactions are now made with the attraction of credit money in the suburban market.
A change in the trend is also indicated by an increase in the number of single clients or families without children. But what, besides financial gain, attracts all these people to the countryside?

One of the reasons for the interest of young people in country life is the incredible variety of leisure activities. The availability of walks and picnics in the fresh air, the ability to have noisy parties and invite guests is an absolute plus for young people in the countryside.
In addition, a private home gives residents more freedom to pursue their hobbies. For example, you can easily organize a recording studio in it or build a ramp for skateboarding in the yard.

Buying your own home expresses not only the desire of the consumer for high comfort and self-realization, but also the desire to stand out among their friends and acquaintances.
